Do I need to replace the parking space when I convert my garage?
No. California state law prohibits any city in Los Angeles County from requiring replacement parking when you convert a garage to an ADU. You lose the parking stall, but no substitute is required, even if your property is already parking-deficient. This applies citywide in Los Angeles, Culver City, Burbank, Pasadena, West Hollywood, and all other LA County cities.
How long does a garage conversion permit take in Los Angeles?
Through LADBS, a standard garage conversion plan check typically runs 10–14 weeks from a complete submission. Smaller city departments, Culver City and Burbank, typically run 8–12 weeks; Pasadena and West Hollywood run 10–14 weeks. We give you a city-specific timeline estimate at the start of the project based on current conditions.
How long does the full garage conversion process take?
From design kickoff through certificate of occupancy, most Los Angeles garage conversions take 7–11 months. Design takes 4–6 weeks; permit plan check runs 8–14 weeks depending on the city; construction takes 10–16 weeks post-permit. We provide a property-specific schedule during the free assessment.
What's the minimum ceiling height required for a garage conversion ADU?
California requires a minimum 7 ft finished ceiling height in habitable rooms. After insulation and drywall, many older garages fall short of this, which is one of the first things we assess during the free structural walk-through. Low ceiling height is fixable through roof framing modification, but it adds cost and we price it accurately upfront.
Does my garage need a new foundation for the conversion?
Not always. Most detached garages sit on a concrete slab that is adequate for conversion after inspection. We assess foundation condition, slab thickness, and any moisture or cracking issues before design begins. Foundation remediation is needed in a minority of projects, but when it is, we identify it early so it's reflected in the fixed price, not discovered mid-construction.
What utility work is required for a garage conversion?
Converting a garage to habitable space always requires a new electrical sub-panel or panel upgrade, plumbing for kitchen and bathroom, and mechanical ventilation. California Title 24 insulation compliance is also required. We handle all utility work in-house: plumbing, electrical, HVAC, and coordinate with LADWP or your local utility as part of the fixed-price contract.
