About Our Team

In-House Architectural Designers in Los Angeles

We specialize exclusively in accessory dwelling units. Since 2009, our design team has drafted plans for over 200 custom units, including ground-up builds and garage conversions.

An ADU design requires precise planning to maximize functionality within zoning limits. Instead of relying on a generic third-party architect, we optimize your specific footprint. We handle the 3D design, Title 24 engineering, and city approvals in-house, delivering a fully compliant plan set without unnecessary delays.

Common Questions

ADU Plans & Design: Frequently Asked Questions

What Los Angeles homeowners ask most before starting an ADU project.

Do I need a separate architect to design my ADU?
Not with us. Our in-house architectural team handles all design, floor plans, elevations, and permit-ready drawings. No third-party architect required. Having design and construction under one roof means faster revisions, tighter permit coordination, and no handoff delays between your designer and builder.
What does ADU design include?
Our design service includes a site feasibility analysis, floor plan development, exterior elevations, 3D renderings, structural engineering drawings, Title 24 energy calculations, and a full permit-ready drawing set. Everything the city requires for plan check submission is included, no separate engineering contracts.
How long does ADU design take?
Design typically takes 4–6 weeks from kickoff to a permit-ready drawing set. This includes the initial design meeting, floor plan development, your review and approval, and final drawing production. More complex sites or custom designs may run slightly longer. Design and permitting are sequenced so there's no gap between design completion and plan check submission.
Can I customize the design, or do I have to use a pre-designed model?
Both options are available. Pre-designed models are fully customizable, you can modify finishes, cabinets, fixtures, and some layout elements. We also offer fully custom design for homeowners with a specific vision or site requirements that don't fit a standard model. Pre-designed models reduce design time and cost; custom design offers maximum flexibility. We'll recommend the right path after reviewing your property.
What is a 3D rendering and do I need one?
A 3D rendering is a photo-realistic visualization of the finished ADU, exterior and key interior spaces, created before any construction begins. We include 3D renderings in every design engagement. They allow you to review and approve the design with confidence before drawings go to plan check, and they're useful for showing the project to tenants or lenders.
Does your ADU design team understand Los Angeles zoning rules?
Yes. Our team designs ADUs exclusively in Los Angeles County. We know LADBS plan check requirements, LA City zoning overlays, and the specific rules for each city we work in: Culver City, Pasadena, Burbank, West Hollywood, Glendale, and others. Designs that don't comply with local rules don't get approved, we build compliance in from the first draft.
